S&P/Case-Shiller released their monthly home price index for June (“June” is the three-month average of closing prices for April, May and June). This data has a significant lag as the June closing prices include some contracts signed in February. Below is a graph of the month-over-month (MoM) change in the seasonally adjusted (SA) Case-Shiller national index.
The seasonally adjusted (SA) Case-Shiller National Index increased 0.16% from the previous month. This is the 17th consecutive month of month-on-month increase, but the smallest month-on-month increase in the past 16 months.
On a seasonally adjusted basis, prices increased month-over-month in 15 of the 20 cities in the Case-Shiller index. On a seasonally adjusted basis, prices in San Francisco were down 6.8% from their recent peak, Phoenix were down 4.5% from their peak, Seattle was down 4.0%, and Portland was down 3.4%.
